Partial Management:

• Review property and provide condition evaluation and market rental value.
• Advertise, and market the property for rent. Using local print advertising, Internet sites, and relocation networks, etc.
• Showing of property by trained property managers.
• Complete application process to include screening through a professional screening company.
• Complete the lease process. Lease/rental agreement, all required addendums, home condition walkthrough etc.
• Collect the first month’s rent and deposit and all applicable fees.
• Finalize the move in process, and present all completed documents and collected funds to the owner.

Our Partial service is completed when the documents are released to the owner. You will have a qualified tenant, who has signed a very thorough lease, placed in your property.

Full Service Management: Our Full Service program provides all the services required to afford the owner complete piece of mind. Your property will be professionally managed. Every detail is covered throughout the full service program. The Full Service Management includes:

• If the property is occupied, we will set up the current tenants in our system
• Showing of property by trained property managers.
• Complete application process to include screening through a professional screening company.
• Complete the lease process. Lease/rental agreement, all required addendums, home condition walkthrough etc.
• Collect the first month’s rent and deposit and all applicable fees.
• Enforce lease and collect monthly rent.
• Process rent through our trust accounts
• Distribute owner funds into the owners designated account using electronic funds transfer (EFT).
• Provide detailed monthly accounting statement
• Complete periodic inspections of property
• Schedule and facilitate all required property maintenance. All maintenance services are provided by Better Properties Service, a licensed, bonded and insured company and local vendors.
• Schedule yearly inspections and routine maintenance. This includes gutter cleaning, chimney cleaning, furnace service etc.
