Office hours: Call (425) 888-8245. The office is open 9:00 a.m. to 5:00 p.m., Monday through Friday, EXCEPT HOLIDAYS After office hours, Holidays and weekends and all emergency calls will be referred to the on-call Property Manager by the answering service. Procedure for calling in repairs:
- Call in regular maintenance requests during office hours only. Before calling the office, troubleshoot the problem to see if it is something that can be taken care of without a service call. DO NOT CALL A REPAIRMAN YOURSELF.
- Determine if it is an emergency or a non-emergency repair.
- Emergencies: These include fire, flood, and uncontrollable water, backed up sewer, electrical problem endangering life or property, smell of natural gas/propane.
- During office hours, call 425 888-8245 to report the emergency.
- After office hours, call 425 961-0679. The answering service will access the emergency, and will contact the on-call Property Manager.
- For emergencies causing immediate danger such as fire, call 911. For emergencies involving gas, call Puget Sound Energy at (888) 225-5773. If necessary, call 911 for emergencies involving immediate electrical danger, call the utility service, such as PSE, and if necessary, call 911 for emergencies such as backed up plumbing or flooding, call 456-7368, or if necessary, call 911.
- Lock outs-There is a $125 charge during business hours and $225 for evenings and weekends, to send out property manager to unlock doors. (Remember they must go to office and get the key and then to your property).
Note: Heat, while not an emergency is a high-priority item. Property Management will respond to heating problems within 24 hours of receiving your call. In order to have your heat working as soon as possible, it is critical that you call as soon as your discover the problem!
- Non-emergencies: These include problems with air conditioning, dishwashers, sprinklers, etc. REPORT THESE ONLY DURING OFFICE HOURS.
- Call 425 888-8245 to report your maintenance problem.
- A vendor will be assigned and will contact you within a few days. Vendors are not given keys to the property and are required to make appointments with all tenants. We will not release keys to vendors without your permission.
- Failure to show at a scheduled appointment will result in a $99 charge to you and it is your responsibility to reschedule with the vendor.
- After calling in a work order, if you have not heard from a vendor in 7-10 days, call the office to report this.
- If you are having problems after the repair, call the office reporting you have had a recent repair. If you fail to report this and there is further damage, you may be responsible for the cost of the damage.
